ALTA/NSPS land title surveyors are one of the most requested, and most commonly misunderstood documents in the US real property system. The purpose of ALTA/NSPS land title surveys are often misunderstood even by the surveyors that prepare them. Under what specific circumstances is a land title survey requested? When does a client need one? Why does the land surveyor certify to a lender and title insurance company on the survey? How is an ALTA/NSPS different from a boundary survey prepared for land development or infrastructure?
